Market Trends: Wake County
Inventory measures the supply of homes in the market. Wake County currently has 3.26 months of inventory, meaning it would take 3.26 months to sell all existing homes if no new homes were listed. That figure is up 11.64% from last month.
National inventory is around 4.4 months, up 20.8% year over year. Some places have shifted completely from a seller’s market to a strong buyer’s market. New Smyrna Beach, Florida, for example, had 8.82 months of inventory.
Inventory is measured nationally and also by state, county, city, and even neighborhood. What one area is experiencing is not necessarily a reflection of the larger market. Conditions in your market may be very different from those elsewhere in the state or country.
Interest Rates

As of Friday, June 13, the national average 30-year fixed mortgage interest rate was 6.87%, a slight decrease of one basis point.
While there is potential for rates to slip slightly lower by the end of 2025, most experts anticipate mortgage rates will remain largely unchanged through the third quarter of 2025. Looking further out, some forecasts predict more significant declines in 2026.
Trusted Partner: Casey Wood

One of my dear friends, Casey Wood, recently turned a family tradition into a wonderful new adventure by becoming the author of a children’s book. When her daughter was little, she would drift off to sleep as Casey read from a stack of books. Now Casey is keeping that memory alive with books of her own.
I always support my friends because that is what friends do. I am asking you to join in and support her new path. If you have a child, grandchild, or know someone who would love a great story for kids, pick up a copy of Charlie and Toby’s Show and Tell Adventure.
In the story, Charlie is excited to bring her adorable puppy to class for show and tell. Unfortunately, Toby has some tricks of his own, turning the classroom into a frenzy and making a huge mess. Thankfully, Charlie finds a great solution to the problem and gets her adorable puppy back into her arms.
Clever Home, Clever Idea: Hidden Robot Vacuum Storage

If you have a Roomba vacuum, you know it is great for keeping floors clean, but it can be unsightly and awkward sitting in a corner. I enjoy having things put up and out of the way, which is why I like this idea so much. You can modify the bottom step of a stairway or a cabinet toe-kick to accommodate the unit. Run power to the area and you are set.
While I would not sacrifice an entire cabinet for a robot vacuum, using otherwise dead space in a house to make room for a slick storage area is a complete win.
